Target

We target real estate opportunities in dynamic European cities with medium to long term growth potential. Our current focus is the living and mixed-use sectors in Dublin, London and Athens and our targeted investments span the risk/return spectrum, including opportunistic, value add, core plus and core strategies.

Approach

We take an on-the-ground approach to identify, secure and acquire quality real estate opportunities and actively manage the assets over the investment lifecycle through to exit. We use our local knowledge and partner with established local players to ensure a thorough understanding and deep insight into the local landscape.

Private Equity

Target

We target growth-stage private equity investments in platforms operating within well-established industries in Europe. By providing capital, we enable these platforms to scale up and prepare for various exit options, including eventual acquisition by institutional investors. We have recently exited a debt origination platform to the pharmaceutical sector in France and we are currently focused on expanding our renewable energy development platform in the UK and Greece.

Real estate / Dublin - Income generating fund

Valpre Capital Dublin Real Estate Fund L.P. is an income generating core/core+ residential real estate fund launched in 2021 to acquire residential properties in Dublin, aggregate them into a sizeable portfolio and exit following a maximum hold period of 6 years.

The fund acquired a total of 24 properties (163 self contained units) in strategic locations around the key central districts of Dublin. The acquired properties have been carefully selected ensuring they have adequate floor plates and interior quality, minimizing the capex requirements and therefore ensuring consistent cashflow generation. Since inception, the fund performed well and has been delivering its targeted distributions.

Valpre Capital acquired in mid-2021, in partnership with Revelate, an Irish real estate development company, the 0.52-acre site in Newmarket, Dublin 8 to develop a build-to-rent residential block. The scheme is designed by Reddy Architecture and consists of 132 high-quality apartment units with some retail/commercial on the ground floor. The final Planning for the scheme was obtained from Dublin City Council in August 2023.

In November 2023, Aventicum Real Estate, a pan-European value-add real estate platform owned by UBS, entered into a strategic partnership with Valpre Capital and Revelate for the development of 18 Newmarket Square. Construction has started on site and the completion of the project is anticipated by Q3-2025.

Real estate / Athens - Serviced Apartments Strategy

After a successful pilot project in the charming central Athenian neighbourhood of Mets, Valpre Capital has launched its Athens serviced apartments/short term let strategy. Over the next 2-3 years, we aim to develop a portfolio of 300 serviced apartments strategically located in key central districts of Athens. The strategy is to acquire 8-10 obsolete office buildings, convert their use, renovate and operate them until stabilization thereby creating a sizeable income generating short-term let portfolio. We will target a portfolio sale with a total investment horizon of circa 5 years.

Valpre Capital and ELMYA Energy launched in 2021, EVC Energy, a renewable energy platform focused on developing Solar Photovoltaic and Battery Storage projects in Greece and the United Kingdom. EVC Energy is currently developing around 2 GW of Solar Photovoltaic and Battery Storage greenfield projects in Greece (total of 16 projects) and 121 MW of Ready-To- Built projects in the UK (2 projects).

EVC Energy leverages the extensive technical expertise of ELMYA Energy in developing, designing, engineering, building and operating Solar Photovoltaic and Battery Storage plants thereby reducing execution risks. ELMYA Group, founded in 1966, counts now 300 employees and boasts a long history and experience in the electric and Solar Photovoltaic sectors. Its dedicated subsidiary, ELMYA Energy, benefits from the expertise of a fully integrated group, achieving lower project-development costs, higher success and optimised returns. ELMYA has built Solar PV plants across the globe including Spain, Italy, UK, Mexico, Peru, Chile, UAE, KSA and Argentina and has developed several greenfield to RTB Solar PV projects in Argentina, Spain and the UK with a combined capacity of over 330 MW.
